How to buy a home, step by step
What does buying a home cost on top of the price?
These costs are added to the price of the home. We work out the figures with you before you go ahead.

- UPFRONT PAYMENT
Deposit
With a mortgage, the bank usually lends up to 90% of the value. You pay the rest.

IMT
Property transfer tax (IMT). The rate depends on the price and on whether the home will be your main residence.

Stamp duty
0.8% of the purchase price. The mortgage is also subject to stamp duty, at its own rate.

Documents for buying a home

Questions about buying a home
How much money do I need to buy a home?
- With a mortgage, allow for the deposit (usually 10% of the value) plus the taxes and costs of the purchase. We work out the figures for your case.
Can I buy a home if I'm not Portuguese?
- Yes. You need a Portuguese tax number (NIF) and a bank account in Portugal. Access to a mortgage depends on your situation, and we help you understand the options.
What is the CPCV?
- It is the promissory contract of sale (contrato-promessa de compra e venda). It sets the price, the deposit paid on signing and the deadline for the deed, and protects both buyer and seller until completion.
How long does it take to buy a home?
- Once you have chosen the home, the mortgage and the deed usually take a few weeks. We give you a realistic timeline at the start.
Who pays the estate agency's commission?
- It is normally paid by the seller. If there is any cost to you, it is agreed in writing before we start.
What support is there for young people?
- If you are 35 or under, you may be exempt from IMT and stamp duty on your first home and get a state guarantee on the mortgage. We check whether this applies to you.
