2. Use of the website
The website may be used freely to look up information and request contact. By using it, you undertake to:

The information about the properties (price, floor areas, layout, features, photographs and availability) is for guidance only and is not binding. It is based on the details provided by the owners and may change without notice.
Listings do not constitute a contractual offer. All terms must be confirmed with us and checked against the property documents before any decision is made, in particular the land registry certificate (certidão do registo predial), the property tax record (caderneta predial) and the energy performance certificate.
The estimates and simulations shown on the website, including mortgage repayment simulations, are for guidance only and do not replace an offer from a credit institution.
4. Estate agency services
Estate agency services are provided under the Portuguese legal framework for estate agency (Law No. 15/2013) and are always governed by a written estate agency agreement, which sets out the terms and the fee. No contract is entered into through this website.
Surpresa Plena is not a credit intermediary. Mortgage support is provided in partnership with an authorised credit intermediary: Fernandes & Mota Intermediários, Lda (DSIC Algés), registration no. 0007037 with the Banco de Portugal (the Portuguese central bank).
5. Intellectual property
The texts, photographs, images, logo and other content of this website belong to Surpresa Plena or are used with the permission of their respective owners, and are protected by the Portuguese Code of Copyright and Related Rights (Código do Direito de Autor e dos Direitos Conexos).
This content may not be copied, reproduced, distributed or altered without prior written permission, except for personal and non-commercial use, such as sharing the link to a listing.
6. Links to other websites
The website includes links to third-party websites, such as WhatsApp, the Livro de Reclamações eletrónico (the official Portuguese online complaints book) or the Portal do Consumidor (the Portuguese consumer portal). We do not control the content of those websites, which have their own terms and privacy policies.
